Selling Tips
Try to ensure that every room has recently been given a fresh coat of paint, preferably in a subtle colour - remember that bold colours are not to everyone's taste and often the first impression is a lasting one!
Remove clutter! Being without the majority of your ornaments and excess belongings for a few weeks will be a minor inconvenience but is an excellent idea when selling. Box them up carefully and place in your loft or even rent a small storage unit whilst your house is on the market. The added advantage is that you will have less packing to do when your house sells!
Clean your windows! A window cleaner every week when you are selling your house can be a wise investment!
Tidy up your garden. Often people forget to pay attention to the garden area and it can make a huge difference when selling your house. Clear away debris, ensure that the lawn is kept neatly mown, pull up the weeds and if possible, plant a few colourful flowers. Arrange a table and a few chairs to show that your garden is an enjoyable place to entertain or just have Sunday breakfast.
The front of your house is the first area seen by prospective purchasers. Try to ensure that yours makes a good impression! Could the front door do with a lick of paint? Perhaps two terracotta pots with evergreens either side of the door would help? Cut back any overhanging bushes, ensure that the driveway is spotless and check that outside lights are working - turn them on if you have evening viewings to give a warm welcome!
Finally, ensure that the whole house is spotless for viewings and be welcoming and honest when showing people around your home. Point out the wonderful views and explain that the smallest bedroom does actually accommodate a single bed but if they ask questions be truthful when you answer.
Moving Day
Moving day can be incredibly stressful. Remembering to do everything and getting everything done on time is essential so
ensure that your moving day goes smoothly by following our tips!
Many people find that making lists is especially beneficial but remember that all your furniture is going to disappear into a van so don't clip your list to the fridge door!
The best advice of all is to plan everything well in advance and keep calm on the day - they say that moving day is one of the most stressful times in our lives but it is perfectly possible to avoid the major stresses and even make it an enjoyable day!

Pack almost everything well in advance - just leave the essentials until the last day.

Mark all boxes with the rooms where they should be placed in your new home.
•
Contact your gas and electric, telephone and broadband suppliers well in advance.
•
Arrange for friends to look after the children for at least half the day.
•
Pets should be looked after elsewhere if possible.
•
List important telephone numbers - include your solicitor and removals company.
•
Ensure your mobile phone is fully charged the night before moving day.
•
Get an early night the day before!
•
Keep your kettle and tea / coffee to one side.
•
Keep bedding nearby during the move to make the beds in your new home as soon as you arrive.
•
Read the meters in both homes on the day of the move.
•
Don't enter your new home until your solicitor says that the purchase is complete.
•
There is no need to unpack everything straight away - relax and enjoy your new home!
