- A word of warning on valuations…don’t be flattered by agents giving you an unrealistically high valuation to get you on their books or those out to make a quick buck.
- Look at similar properties to yours nearby. Is yours really likely to break the ceiling price? If your property is priced too high, you won’t get viewings and your estate agent will simply recommend dropping the price in a few weeks’ time. This can have a very detrimental effect for you as evidence shows that you’re more likely to have to accept a lower amount for your property if it’s been on the market for a long time.
