Valuing your property accurately can dramatically affect how quickly and smoothly the sale or let of your property can go through. Too high and you won’t get any interest.

Too low and you risk losing out. So how do you know what’s the right value for your property?

  • We don’t just give you a local view. Our team is consistently researching Land Registry data, other Agents properties and properties across the UK to discover trends, findings and more that affect your property and the market as a whole.

  • Our valuations are thought through and discussed fully in our daily sales meeting where they are put against comparable evidence, recent property sales and competitor analysis.
  • A word of warning on valuations…don’t be flattered by agents giving you an unrealistically high valuation to get you on their books or those out to make a quick buck.
  • Look at similar properties to yours nearby. Is yours really likely to break the ceiling price? If your property is priced too high, you won’t get viewings and your estate agent will simply recommend dropping the price in a few weeks’ time. This can have a very detrimental effect for you as evidence shows that you’re more likely to have to accept a lower amount for your property if it’s been on the market for a long time.
